Bloqable, LLC, located in Arlington, Virginia, is focused on working on the on-going digitization of the real estate transaction process in the U.S., preferably on processes that benefit from the inclusion of immutable ledgers and blockchains for increased security, transparency, and trust.

Our recently completed “smart land records” project for Wise County in Virginia created digital abstracts for governments for use by the general public, land record title abstractors, real estate settlement companies and real estate attorneys, mortgage lending companies, and all those interested in land title abstracts.  Smart land records is the term we coined for land record abstracts that have been created with our smart land record creation software. A smart land record is a digital record that contains all the information related to the transaction history of a piece of real estate property for at least the last forty years, along with any current encumbrances belonging to the current grantee (common) or last grantor (not so common). The purpose of creating smart land records is to provide users of land abstracts a near instantaneous way of accessing the crucial information they need without themselves going through the laborious and painstaking process of creating land record abstracts from scratch. If a piece of real estate property has a smart land record attached to it, the land record abstract for that property can be accessed instantly once a user has logged into the system. A single smart land record is designed to save abstractors many hours of abstraction work, thus making their job much easier and faster. We think that once a deep enough base of smart records is built for a given county, abstraction and real estate transaction settlement times will significantly decrease benefiting everybody associated with the transaction.

Bloqable partnered with Jack Kennedy, Clerk of the Circuit Court of Wise County and the City of Norton in Virginia and his Land Records Office personnel to create a system for producing smart land records, verifying them by Master Deputy Clerks with extensive abstraction experience, and then placing the verified smart land records on an append-only, super secure, hashed immutable ledger.  

In August, 2021 the first smart land record ever created in Virginia (and, as far as we know, in the U.S.), was verified and placed on the smart land record blockchain. The smart land records are now incorporated into the everyday workflow of the County’s Land Records Office.

We work with computer and data scientists, mathematicians and software developers to continually apply cutting edge automating technologies like machine learning and artificial intelligence to the problem of increasing the speed with which smart land records can be created and verified. We envision a day when smart land records become ubiquitous in forward thinking counties, saving sellers and buyers of real estate significant time, effort and money during the real estate transfer process.

We think the status quo of creating land record abstracts is ripe for replacement given the state of technological change and the value that can be created through massive time efficiencies in creating, verifying, storing and accessing smart land records.
